A HASSLE FREE WAY TO THE HIGH LIFE (16/08/2007)

One of the biggest headaches when selling a home is becoming stuck in a chain - you cannot buy a new property until you have sold your existing home which is dependent upon the person buying selling theirs, and so on. If just one of these transactions is unsuccessful, the dire effects can be felt up and down the chain.

Part Exchanging your existing property for a brand new home is a solution to this problem, but many homeowners mistakenly believe that they will not receive the full market value of their old property and are hesitant.

Countryside Properties is therefore offering buyers at its Mayfield development in Castleton, Rochdale, 105 per cent of the recommended value of their existing home - giving homeowners complete peace of mind that they are receiving the money they deserve for their former property.

Countryside Properties will organise three independent valuations and survey to obtain a price for a property that reflects its true market value and will then offer 105 per cent of this recommended value. There are no estate agent fees to pay so buyers are provided with an extremely cost effective way to move.

There is no catch. Buyers will usually be eligible for part exchange when the value of their chosen home exceeds that of their existing property by a minimum of 30 per cent. It is that simple.

Spacious and stylish, the last few traditional four bedroom detached family homes at Mayfield provide the ultimate in aspirational living and will offer buyers the chance to climb the property ladder in style.

All properties have been afforded a high specification and outstanding finish and are supplemented by green open spaces. Crisp white bathroom suites provide a fresh look, whilst contemporary kitchen designs are ideal for either family meal times or elegant dinner parties.

Located on the edge of the Castleton, a picturesque village in the borough of Rochdale, many of the homes at Mayfield enjoy stunning views of the surrounding countryside. Yet just two miles from Rochdale town centre and with excellent links to Manchester city centre, this haven away from the hustle and bustle is perfect for those looking to avoid the chaos of the long commute.

The development is already 65% sold, and Countryside Properties is confident that it will not be long before the remaining properties follow suit.

Said Countryside Properties’ Regional Sales Director, Martin Leggett:  “Mayfield was always going to be popular.  High quality new homes in a village location close to the motorway are much sought after and the development offers so many other benefits.  The Newbury showhome simply added to its appeal, providing an inspiring insight into the lifestyle that can be achieved in these homes.”

The Mayfield development is situated on the former ground of Mayfield Rugby Club, and boasts a large landscaped open space at the entrance.  Built to achieve a perfect balance between the traditional architecture of the area and contemporary elegance and practicality, Mayfield offers a choice of homes for first time buyers, young professionals and families alike.

All homes at Mayfield are fitted out to a high specification with modern, designer fitted kitchens with stainless steel appliances, and simple and stylish white bathroom suites complete with modern chrome fittings.  Additionally, buyers can specify the type of fittings they require, such as flooring and kitchen units, and can also select additional upgrades such as fitted wardrobes.

The area of Castleton itself affords great local facilities such as general shopping and leisure amenities.  There are a number of primary and secondary schools within a mile of the site.  Its railway station lies just 0.5 miles from Mayfield and the M62 and M60 are both three miles away so it is an ideal location for commuters and for those who travel around the region for work.

COUNTRYSIDE’S NEW LOOK FOR ST EDWARDS FC (23/03/2007)

Keen to support the local community, Countryside Properties has established a relationship with the school, to which it recently delivered a health and safety initiative, featuring talks and a Think Safe poster competition.

Said headteacher Lynne Coxell:  “The children are thrilled with the new kit.  It’s smart and professional and I’m sure it is giving an extra boost to the team’s performance.  We’re pleased to have begun developing such a constructive association with Countryside Properties.”

Added Countryside Properties’ regional sales director, Martin Leggett:  “As Mayfield establishes itself as part of the local community, it is appropriate for us to develop links with other sectors of that community such as St Edwards.”

The Mayfield development is situated on the former Keswick Street ground of Mayfield Rugby Club. The club is another organisation to have benefited from the work of Countryside Properties, which developed its new premises.

POPULAR MAYFIELD IS GROWING FAST (23/02/2007)

A brand new community is growing, too, at Countryside Properties’ Mayfield development off Keswick Street with all the apartments and homes developed so far selling quickly.

The latest phase of development is being launched this week to bring new three and four bedroom family homes to the area.

The ‘Newbury’ three bedroom, three storey showhome is now open for viewings between the hours of 11 am and 6pm daily.

Martin Leggett, Countryside’s Regional Sales Director, said:  “This opportunity speaks for itself if you want to move to a modern, high quality home on a popular and secure development close to great motorway connections and a thriving town centre.  There are lots of good reasons to snap up one of the new homes in this latest phase of development.

“The new showhome with its eye catching, rich burgundy interiors scheme will allow growing families and young professional couples to judge just how flexible and versatile this latest phase of homes can be and to visit Mayfield to see this vibrant, new residential community for themselves.”

Mayfield is situated just a mile away from Rochdale’s bustling town centre with its host of high street stores, restaurants, bars, cafes, nightclubs, healthclubs and theatres.

Castleton village is within walking distance of Mayfield and offers good shopping facilities as well as a post office and traditional pubs.  There are a number of primary and secondary schools within a mile of the site and due to its semi-rural setting, Mayfield also benefits from scenic views over open fields and the nearby Pennine Moorland.

Ideally located for commuters and business travellers, the Mayfield development lies just three miles from the M62 and M60 which offer easy access to Manchester City centre, Bolton, Bury and Oldham and across the Pennines to Huddersfield, Halifax, Leeds and Bradford.

COUNTRYSIDE'S MAYFIELD GIVES LOCAL FAMILY A VERY WARM WELCOME (23/02/2007)

There comes a point in every family’s life when a decision has to be made to persevere in an existing home, or to find a new place to live.

For Matthew and wife Paula the dilemma was compounded. “We’ve got five kids and we thought long and hard about up-rooting them, but eventually decided that for the family as a whole, the time was right for us to make a fresh start in a new home,” says Paula.

Having committed to a move, the burning issue was where to locate. “I was resigned to leaving Castleton” Matthew admits. “But with the kids at school and Paula’s job at the council, we felt limited in scope.”

Fortunately for the Drysdales, their decision coincided with the launch of Countryside Properties’ new residential development on the site of Mayfield ARL club’s former ground. “It sounds corny but I fell in love with the house straight away” Paula recalls. “It has four large bedrooms, which was a ‘must’, and two of them are en-suite, so you can imagine what a boon that is in the mornings!”

The couple’s enthusiasm for their new home is infectious. “I’m in the business” says Matthew, a joiner, “so I’m what you’d call a ‘hard to please’ customer. But I’m impressed not just with the standard of workmanship but also with the quality of materials that the craftsmen were able to work with.”

Countryside Properties has always prided itself on the energy efficiency of the homes it builds and this was a major factor in the Drysdales’ decision to move to Mayfield.

“It’s so easy to heat” says Paula of her new home, “and so the utility bills are very affordable. It’s also a great place to live. We love the feeling of space and the new garden is brilliant. Everything was pre-planted and all I have to do is to maintain it.”

“It’s amazing sometimes how the very thing you’re looking for is right under your nose” concludes Matthew.

All of which is music to the ears of Countryside Properties’ Regional Sales Director, Martin Leggett. “We’re delighted that the Drysdales are so pleased with their house. We can bang the drum about energy efficiency and quote all the facts and figures but nothing has quite the same impact as the experiences of a real family, making real savings as a result of our commitment to delivering energy efficient homes.”
